Terms & Conditions

By making a booking with us you are entering into an agreement with us to abide by the terms and conditions set out below and with any property specific instructions detailed in the property listing information on the website and any instructions provided at the property.

Making a Booking

To make a booking you must be over the age of 18. The person who makes the booking will be considered the lead guest even if you are not actually staying at the property or are making the booking on behalf of someone else.

All prices shown are applicable at the time of booking and are subject to change without notice. To secure a booking you will need to pay the full cost of the booking and no booking is confirmed until full payment is received by us in cleared funds. You can pay us by PayPal where this is available or by electronic bank transfer to the bank account that we will specify to you. If a bank charges us a fee because of a problem with the payment you make to us then we reserve the right to request that the lead guest covers this cost.

Once you have made a booking we will only make a refund to you in accordance with the cancellation terms below. Please do contact us if you have any questions before you make a booking.

Who May Use the Property

Each property has a maximum limit on the number of guests. This is explained in the individual property listing. Please do not exceed the maximum number of people as this may be dangerous or could render any insurance you have or the property owner has invalid. Please also make sure you are complying with any government advice that limits property occupation to single household units for example or any other regulations affecting who can stay together. We will not be liable if you or we have to cancel your booking because you are not complying with any regulations in force at the time the booking is made.

At least one guest staying at the property must be over 18 years old and we will need the names of all guests staying at the property before you check-in. The person making the booking will be the person who is responsible for ensuring that all guests are using the property appropriately and in accordance with the terms and conditions. No third-party visitors are permitted in the property without our written permission.

Please respect the property and the peace and privacy of neighbours at all times. Please do not cause a disturbance or nuisance to any other guests or do anything illegal or what anybody might consider to be unreasonable. If you or any of the guests are acting in any way that we believe is inappropriate or not in keeping with these terms and conditions then we reserve the right cancel the booking immediately without a refund to you. 

Although you are paying for us to do a thorough clean when you leave we do ask that you leave the property in reasonably tidy state. 

Covid-19

Any guest who has symptoms of Covid-19 or who has been instructed to self-isolate, must not use the property. We make every effort to follow Public Health England and industry best practice to ensure that the property is clean and that all touch surfaces in the property are thoroughly disinfected after every stay. 

Damages & Lost Property

If you or your guests unfortunately break something in the property, please let us know as soon as possible so that we can make it safe if necessary and prevent any further damage occurring. We reserve the right to charge the lead guest for any damages caused during your stay. Damages include breakages, spillages, stains, damage to furniture or fixtures and fittings. There will also be a charge to cover the cost of lost keys.

If you leave something behind and we find it we will do our best to let you know and we will hold on to the item for up to 1 month. You will be able to arrange for the item to be collected or at your expense we can arrange to have the item delivered back to you. Unfortunately we will not be responsible for any damage that might occur to your property that has been left behind but we will do our best to look after it. 

Smoking

No smoking of any kind is permitted in the property and this includes e-cigarettes.

Pets & Service Animals

Except for service animals, no pets or animals are permitted in the property unless the property listing says they are allowed or we have given you written permission. If we find evidence that animals have been taken in to the property without our permission there will be an additional cleaning charge payable.

Special Requests

If you have made any special requests of us then please note that whilst we will make every effort to fulfil any special or non-standard requests, unfortunately, we cannot guarantee these and our failure to do so will not constitute a breach of contract or these terms and conditions

Check-in & Check-out

Unless we have made a special arrangement with you, you can check-in any time after 15:00 on your booked arrival day. 

You need to vacate the property no later than 11:00am on your day of departure.

Parking

Where on-site parking is provided we would remind you that guests park their vehicles at their own risk.

Your Personal Details & Privacy

We are required to keep a register of all guests over the age of 18 who stay with us. If you are visiting from overseas and you are not British, Irish or from the Commonwealth then we will also need your passport details and information on your next destination after you leave. These records are kept for at least 12 months and we will make sure we hold those records in accordance with the Data Protection Act (DPA) and the General Data Protection Regulation (GDPR).

How we manage your privacy and personal information are set out in our Privacy Policy on our website.

The property you are staying at may have a guest book. We ask that you don’t put any details in there that contain information that makes you personally identifiable as defined by GDPR or anything that you would not be happy for other guests to read. We reserve the right to remove and destroy any entires that we believe may be considered to contain personal information.
